A Step-By-Step Guide To Owning Your Lexington Home.

We invite you to check out the steps below that are involved in purchasing and building your new home. We'll guide you through each of them and make the process as simple as possible for you.

Step 1: Purchase Agreement & Deposit

When you decide to purchase, your New Home Specialist will present you with a purchase agreement. We'll go out of our way to explain it in simple language. In short, the agreement will spell out what your home will include, where it will be located, and how much it will cost. You will make your initial deposit at the time when you sign the agreement. Then we’ll begin building your new home for you. Meanwhile, you will be arranging financing, with our help.

Step 2: Mortgage Loan Application & Approval

Unless you’re going to pay cash for your home, you’ll need to obtain a mortgage. This is easier than mast people think. You might be somewhat anxious about this until you are approved. We’ll help you understand the different mortgage programs that are available. Together, we’ll locate one that works best for you.

Step 3: Why Use Our Lender?

Step 4: Finalizing Mechanical Options

Finalizing framing and mechanical options is an important stage. Once these integral decisions are made, they cannot be changed. Laying this groundwork should take place six months before delivery of your home. We’ll work with you to make sure no detail is overlooked and all choices are clearly stipulated. Rest assured that our floor plans are the result of deep experience. We’re certain that there will be a plan to meet your needs and to provide you with a unique home that matches your personal lifestyle.

Step 5: Finalizing Interior Options

Choosing personalized interior finishes is what makes your home reflect your unique taste and style. These decisions are to be made at least three or four months prior to delivery. We'll work with you in selecting the materials, colors and accents to make your home unique. As everything comes together, we'll be with you to answer questions, give advice and help you with the scheduling of these important decisions. Your interior finishes will make your Lexington home unique—one of a kind.

Step 6: Building Schedule

We understand that the delivery date of your new home is important to you. lt is to us, too. There are many things to coordinate. Each Lexington home is built by hand on site. Variables in timing are unavoidable. You’ll be given a projected time frame for your home’s completion. As building progresses, we’ll be able to narrow this down for you. And you’ll be given firm completion dates no later than 8 weeks before your closing. We’ll also set the time, date and location for your closing.

Step 7: Construction

Construction coordinates many disciplines and operations. Over years of experience, we’ve calculated the timing of each step so the process runs smoothly. Sometimes there will be a great deal of activity. At other times, it will seem as if there is little going on. This is normal. We’ll arrange regularly scheduled construction tours for you. At key points in the process you’ll be able to visit your home as it’s being built. This is always exciting! Also, we’ll notify you via email of milestones in construction. Due to safety concerns, we cannot permit unaccompanied visits. If you have questions during construction, your Lexington New Home Specialist has answers.

Step 8: Pre-Drywall Orientation

Lexington homes are known for their outward beauty, but they also have an inner beauty. And we’d like you to see it as it comes to life. We’ll arrange for you to tour your home prior to the installation of drywall. You’ll be able to see, touch and feel the quality construction materials and techniques we insist upon. It’s the "inside story" that makes your home something special. At this time you’ll meet your Construction Manager. You may ask questions. And your personal selections will be confirmed before installation of interior walls.

Step 9: Nearing Closing

As we get closer to completion, you’ll be notified in writing of your new home orientation date. At this orientation you’ll learn how everything works and you can make sure everything is installed correctly. One to two weeks before closing, you will receive a Preliminary Closing Package from us, which will explain how your closing works, including a description of the payment of funds and the signing of documents.

Step 10: New Home Orientation

The final step before taking possession of your new home is your New Home Orientation. You will be accompanied by our Warranty Service Manager. This walk-through has several purposes:

  • To make sure that your new home meets our guidelines and standards of quality
  • To note minor adjustments or alterations as necessary
  • To demonstrate the function and operation of systems in your home
  • To confirm your understanding and acceptance of Lexington's Warranty Service Program schedules, procedures and responsibilities
  • To indicate important homeowner maintenance items
  • To answer any questions that you may have

You will need approximately two hours prior to closing for this orientation. We will arrange and coordinate both appointments, the orientation walk-through and your closing.

Step 11: Closing

At closing you will take legal title to your Lexington home. Congratulations! You’ll be ready to move in and begin your new life. All details will be covered in your Preliminary Closing Package. This package will help you be well prepared for this meeting. In addition to materials provided by your mortgage lender, your certified check or cashier’s check will cover the balance of your down payment. If you're purchasing a single-family home, you’ll provide a copy of your homeowner’s insurance policy. If you purchasing a townhome, you may need to show insurance covering your home's contents. This is all explained in the Preliminary Closing Package, and if you have any additional questions, your Lexington Home Team is ready with answers and assistance.

Step 12: After-the-Sale Service

All Lexington homes are backed by one of the most comprehensive warranties in the business. Our Warranty Service Program is more than a document, it is peace of mind. You’ll receive this warranty at the time of your purchase and it will be explained to you completely before you move in.
