Chicago-based Lexington Homes has debuted two model homes at Timberleaf, a new community of 64 townhomes in Roselle, Ill., bringing back the homebuilder's popular and award-winning Mews series of townhome designs to Chicago's northwestern suburbs.
Timberleaf has surpassed the one-third-sold milestone since opening earlier this year, and the first residents have begun to move in. In addition, two early-delivery homes are available for occupancy in January 2023. Also, through its preferred lenders, Lexington Homes is offering a 7-year ARM with a rate of nearly two points below the 30-year fixed rate.
Located on Rodenburg Road, about a half mile south of Route 19, Timberleaf provides maintenance-free living less than 3 miles from downtown Roselle and all that it offers, including a winery, brewery, cafes, shops and numerous restaurants. Timberleaf residents are just a five-minute walk from the Schaumburg Metra station and close to Interstates 390 and 290, putting them less than 30 minutes from O'Hare International Airport.
"While our sales have been strong, even without models and despite rising interest rates, we know buyers have been anxious to tour these two models and see their functional layouts and high-end finishes in person," said Jeff Benach, principal of Lexington Homes. "Homebuyers so far have been a mix of first-time buyers, folks from the city and right-sizers looking for maintenance-free living. It's great to see the community come to life with buildings being completed and the first residents moving in."
Benach added that the models showcase inspirational interior design ideas for nearly every room, from fun and interesting tile pattern designs on walls and floors to striking wallpaper.
"Another great new feature buyers can experience in the models is the increased size of all windows throughout the homes," he said. "Buyers are spending more time at home, whether relaxing or working, and more natural light truly enhances the living space."
One decorated model at the community is the Warrington, which is base-priced from $399,990, measures 1,758 square feet and comes standard with two bedrooms and 2½ baths. This floor plan offers the option for three bedrooms and a second powder room.
"This model has a black-and-white color scheme with sleek finishes and warm neutrals that make it feel sophisticated yet inviting," said Benach. "The fireplace in the main living area creates a cozy ambiance, which is perfect for this time of year as temperatures fall and buyers host holiday gatherings. But the den/home office right off the main level is the true gem of this design, as buyers can set up a remote workspace and then close the beautiful French doors at the end of the workday to create work/life boundaries."
The model's main level also has a combination kitchen/dining room, great room, powder room and an 18-foot by 5-foot balcony. While the gas fireplace features a contemporary design with porcelain tile surround, the kitchen has white Shaker cabinetry and white quartz countertops. The den/home office flex space is near the kitchen, making it ideal for studying or working from home close to the "hub of the home." It also works well as an art studio, library or music room.
The Warrington's upper level is shown with dual master suites, both with optional volume ceilings. As the larger space, the primary bedroom has a double-door closet, walk-in closet and an en suite bath with a linen closet, dual vanity and walk-in shower, while the secondary bedroom includes a walk-in closet and en suite bath with soaking tub. Buyers can opt to adjust this design by adding a third bedroom, expanding and enlarging the primary bath, and/or expanding the size of the second and third bedrooms. This level also has a laundry room.
On the lower level, the model's flex space is decorated as a home theater and includes a large storage closet and access to an attached two-car garage. A powder room can be added to the lower level.
The second model features the Coventry design, which measures 1,914 square feet. This home design can accommodate three to four bedrooms, 2½ to 3½ baths, and is base-priced from $414,990. The model's main level features a coat closet, powder room, open-concept living room, dining room and kitchen, as well as an oversized balcony. Luxury plank flooring is featured throughout the main level.
"A brand-new design element we show in this model is kitchen cabinetry that goes all the way up to the ceiling, which gives the space a stunning, sophisticated look more in line with a luxury custom home," said Benach.
Rounding out the kitchen/dining area are white quartz countertops, a herringbone tiled backsplash, overhead pendant lighting, and a kitchen island with waterfall countertop.
On the Coventry's finished lower level is a storage closet, access to the attached two-car garage and a large flex space. Buyers can opt to add a powder room or convert the space into a fourth bedroom with a full bath. "For buyers who need a private home office, this finished level is a perfect option, but we've also seen people use it as an exercise area and home theater," said Benach.
Upstairs, the model features a second-floor laundry room, primary suite, two secondary bedrooms, a linen closet and a full hall bath.
All homes at Timberleaf have an impressive list of standard features, including 9-foot first-floor ceilings, 42-inch upper kitchen cabinets, granite countertops, a large kitchen island with breakfast bar overhang, and energy-efficient stainless steel GE appliances. Buyers can choose from a variety of structural upgrades to personalize their home, such as adding a fireplace in the main level living area, vaulted ceiling in the upper-level primary bedroom and a super laundry room on the main level in lieu of upper-level laundry (in the Coventry plan only).
Timberleaf's location connects residents to numerous nearby parks, playgrounds and lakes. Downtown Roselle attractions include numerous restaurants, shops, fitness centers and spas.
