Number One Advice When Making New Construction Home Selections from a 30-Year Expert

As the Director of Interior Design at Lexington, Denise Benach works with buyers on choosing their selections and finishes when they decide to purchase a home. She has been doing this for around 30 years, and loves it. She has tons of experience in the business, and she keeps her pulse on the current trends.

Homebuyers love the exciting process of making selections on both mechanical options and interior finishes in their new home. However, with so many choices it is a process that could become overwhelming. At Lexington, we do several things to make it easy on our buyers. First, buyers love the incredible features and finishes—many that would be upgrades at other builders—that come as standard at Lexington. This means the process of choosing your finishes doesn’t have to cause sticker shock.

Another way we ease the process for buyers: our incredible design center. You will feel at ease and enjoy the process when our sales associates take you through structural and framing options (including extra bedrooms, additional bathrooms, and more). Then they will help you customize the trim, color, style, and finishes, creating a cohesive look and feel so your home can be truly yours.

Based on 30 years of taking homebuyers through this process, Denise has one top tip: “If you are considering options or upgrades, focus on the things that are hard to change after a home is built,” says Denise. “Painting and simple fixes are things that can be done afterward. Instead, upgrade your cabinetry because it’s too expensive to pull it out afterward. Consider what floors you want in the long term. We offer hardwood floors as standard on our main levels. Some people want it throughout the house, and upstairs is a good idea. You won’t want to do that after the fact. ”

And before you go through the selections process, spend some time at the Lexington model homes. These will give you an idea of how your new home will live. You can check out the incredible standard features as well as which features are worth making an upgrade. Here buyers can actually see and touch the included features, most popular upgrades, and understand how their home will turn out. You might even get some decorating ideas—Denise directs the decor featured in the model homes at Lexington.

They decorate each model based on the lifestyle of the buyer, designing based on how a family will live in a home. She does a great job of it—a lot of people visit Lexington model homes and end up asking where they can get particular pieces featured in the homes. When asked for decorating tips or advice, she says “Shop on sites like Wayfair or Overstock to find great pieces at a great value. And mix expensive pieces with inexpensive pieces—use a sofa and mix it with a DIY project or an item from a thrift store.”
