Special Pricing Offered on Two Lexington Square Rowhomes

Daily Southtown

Lexington Square in Chicago's Bridgeport neighborhood is offering two specially priced Rowhomes for immediate move-in.

Normally priced well into the $400,000s, especially with the appointments that have been included, both homes are being offered at a discount and allow buyers to still make all final interior selections. Priced at $379,740, the immediate-delivery Grant has been upgraded to include a fireplace, while the Buckingham also has a fireplace plus an expanded roof deck. It is priced at $409,465.

"With these two homes, buyers could be moved in and enjoying Chicago's first warm days from their private roof deck or hosting a barbecue to view the Sox game fireworks," said Jeff Benach, co-principal of Lexington Homes, developer of Lexington Square. Located at 3704 S. Sangamon St., eight blocks west of U.S. Cellular Field, Lexington Square offers great city views, including the fireworks after each home White Sox game. “Bridgeport is such a terrific Chicago neighborhood that has really come into its own," said Benach. "With all the positive changes happening, such as new shops, grocery stores and restaurants, and its easy access to downtown and steady housing values, Bridgeport has remained a bright spot in the real estate market. Bridgeport has attracted buyers from all over Chicagoland because they realize that you can't find such a high-end, richly-appointed new home in these price ranges in other stable, traditional Chicago neighborhoods."  In fact, there are only 11 out of 39 row-homes still available at Lexington Square. The remaining homes offer the best locations within the community, across from Donovan Park, one of the areas most active neighborhood city parks with year-round sports and activities. "With sales now open in the last building, Lexington Square will soon be complete," said Benach. "The window of opportunity is closing to become a part of this great community."

All three-story homes in this final phase come with three bedrooms, 2 ½ baths, rooftop decks (with complete views of the Chicago skyline), granite countertops in the  kitchen, choice of granite or true marble in the baths, hardwood flooring, 9-foot ceilings on the main and upper floors, and attached two-car garages. Additional bedrooms and full or half baths are available.  Two floor plans, The Grant and The Buckingham, are available, measuring from 2,216 to 2,507 square feet and base-priced from $399,990 and $429,990 respectively. The first floor plan, The Grant, features a formal first-level entry with a family room, storage area and access to the garage. Up one level, buyers will find a wide open floor plan encompassing the living and dining areas and an eat-in kitchen.

This level also includes a half-bath and laundry area. "This main level is very open and bright, with large windows offering great exposure," said Benach. "It's a wonderful space for entertaining with the open, eat-in kitchen and balcony, and buyers can add a fireplace to this level, too." The third level has three bedrooms and two full baths, including a master suite with a walk-in closet. From the third level, there is direct access to a private roof deck with great views in all directions, including the full Chicago skyline and U.S. Cellular Field.

Another popular feature about these homes is the ability to customize the floor plan, much like a single-family home," noted Benach. "In the Grant, that means adding a powder room or a fourth bedroom and full bath to the first floor, or combining the two secondary bedrooms and hall bath on the third floor to make a second large bedroom and private master suite."

The other floor plan at Lexington Square is The Buckingham. While larger than The Grant, it features a similar layout with a family room and entry on the first floor and an open, second level with a living area, dining area, eat-in kitchen, laundry and balcony. This level also has a half-bath. In addition, all Buckingham homes feature windows on three sides, maximizing light low and outdoor views. On the third level there are three bedrooms, including two secondary bedrooms that share a full hall bath. The master suite has a walk-in closet and private bath with a separate shower and soaking tub and compartmentalized toilet room.

Options available in The Buckingham include adding a powder room or full bath to the first level, or transforming the space into a complete, additional master suite.

"These homes are very spacious. They are laid out just like single family homes and have most of the same elements. They offer the feel of a single-family home, which is the type of lifestyle our buyers are looking for," said Benach. "They have been popular with young couples and singles, and are large enough to grow with the buyers as they get married or start families, as some here already have."

"When looking for a new home."
