Fall Promotions Abound at Lexington Park in Des Plaines

Lexington Homes has announced a five-choice incentive program for fall homebuyers at its Lexington Park townhome community in Des Plaines. According to Jeff Benach, co-principal of Chicago-based Lexington Homes (www.lexingtonchicago.com), it is the biggest promotion program the homebuilder has ever offered and it will be available only for a limited time.

Homebuyers can choose one of the following five incentives:

• Up to 12 months of mortgage payments paid by Lexington Homes.
• 50 percent off all options and upgrades (no limit).
• Get an incredible rate buy down, like first year in the mid to upper 1% range, second year in the 2% range, and years three through 30, never higher than 3.875%.
• Enrollment in the Marketplace Homes program, which provides a guaranteed lease on a buyer’s existing home for up to six years.
• All closing costs, property taxes and association fees paid for one year.

“We’re offering buyers an impressive menu of choices to help make it possible for them to purchase a home,” says Benach. “Many people right now want to move but may not have the available funds for all the upgrades they would like or to pay for closing costs, for example. These incentives are designed to help those buyers make the move now and not have to wait to get the home they want. We can even mix and match these incentives to create a package of what buyers need most.”

Benach adds that the promotion provides buyers a minimum of $12,000 in promotions and, in some cases, incentives can value much more. “We’re offering a nearly unheard of six to 12 months paid mortgage on a brand new home, which means buyers can spend their funds on furniture and décor instead of on a mortgage. For other buyers, these incentives offer much-needed flexibility through the Marketplace Homes program for those who are stuck and cannot sell their current home. Marketplace will guarantee a lease on their existing home and take care of all the management and maintenance.”

Located within walking distance of downtown Des Plaines and the Des Plaines Metra Station, at Western and Harding Avenues, Lexington Park offers 149 townhomes. Homes measure 1,605 to 1,913 square feet and are base-priced from $239,990 to $264,990. The three-story homes come standard with two to three bedrooms, 2½ baths and attached two-car garages.

Lexington Park offers three floor plans—the Warrington, Bristol and Coventry, all of which are featured in decorated models. “We also have a number of homes available for immediate delivery,” says Benach. “For buyers who need to move quickly, they can choose one of our incentives and be moved into a new home 30 days from now.”

Not only can homebuyers take advantage of this great promotion to get the home they want, but they also get a home in a great suburban downtown location, says Benach.

“Our downtown Des Plaines location is convenient for commuters who work downtown and want to take the nearby Metra into the city,” he said. “And, we have great dining and nightlife options, including the new Rivers Casino, which just opened in Des Plaines and offers high-end restaurants and entertainment. We’re also an easy 10-minute drive to and from O’Hare airport.”

All homes at Lexington Park include brushed nickel lighting fixtures; oversized private balconies; 42-inch maple cabinets and GE® stainless steel appliances in the kitchen; and a dual-bowl raised-height vanity in master baths, just to name a few of the many inclusions. Buyers also can select options and upgrades, such as fireplaces, alternate bedroom configurations and additional powder rooms.

To visit Lexington Park from the south, exit I-294 at Dempster Street and head west for 1½ miles. Turn right at Laurel Avenue and continue for ¼ mile to Harding Avenue. Turn left at Harding Avenue and the sales center will be located on your right. From the north, exit I-294 at Golf Road. Go west on Golf Road for ¾ of a mile to S. Des Plaines River Rd., turn left and proceed for one mile to Route 14 (Miner Street). Turn right on Miner Street, and go ½ mile to Laurel Avenue. Turn right at Laurel Avenue and continue for ¼ mile to Harding Avenue. Turn left at Harding Avenue and the sales center will be located on your right.
